When renting out a property it is extremely important hat you are in possession of an inventory and schedule of condition. This is a detailed report of the good condition of the property and all the furniture. The condition of the property at the start of the tenancy should be compared to the condition of the property at the end of the tenancy. An inventory is signed by the landlord and tenant to confirm they both agree with what has been listed on the inventory, If there are any alternations to the property that the tenant picks up on after the inventory has been agreed, this should be noted on a seperate document and again, agreed and signed by both the tenant and landlord. The inventory offers some security should the property be damaged, items be damaged or items are missing at the end of the tenancy. Without check-in and check-out reports it can be hard to prove the damage or loss was caused by the tenant during the tenancy.
